As a home buyer, we all want assurance that we are making a smart purchase. Its scary, the "what if's" can drive us crazy as well as the unknowns. We see a home that seems perfect but unfortunately, to the untrained eye, looks can be deceiving. We can't tell you what will break tomorrow but we can tell you what is arriving at the end of its life expectancy, what minor issues could lead to major ones and what hazzards need to be addressed. These reports can be used in negotiations on price as well as repairs which makes you a smart home buyer.
As a home seller, you want to sell as quickly as possible. You've cleaned and staged your home, clipped and landscaped and retained the services of a real estate agent that tells you it'll sell in no time. One problem, your prospective buyers request a home inspection. The inspector finds the porch light doesn't work, the hot water heater is nearing the end of its life span and the roof has a small leak. This may not exactly be you and your problems but you get the point. Now they want to negotiate the purchase price or worse, they lose confidence and move on to the next home viewing. How could this have been avoided? By hiring an inspector before the first perspective buyer walks through the door. An inspection report as well as a list of repairs are tools to sell your home. It can be a "show of good faith" to buyers, speed up the closing process and prove that you've not only taken responsibility for report items but also the repairs.
Unlike Tennessee, Georgia does not have licencing requirements for Home Inspectors. In other words, their is no authority to require a home inspector in Georgia to be ethical, honest and educated in all aspects of the home components. We provide inspections in Georgia as well as Tennessee and we are fully licensed and certified by the International Association Of Certified Home Inspectors or INTERNACHI.
